MahaRERA questions, answered
27 of the questions developers, agents and home buyers ask us most — on registration, quarterly filing, renewals, extensions and documentation. If yours isn't here, our team will answer it directly.
General
RERA (the Real Estate Regulation and Development Act, 2016) is the law that regulates the real estate sector to protect homebuyers and bring transparency and accountability. In Maharashtra it is administered by MahaRERA, which oversees project and agent registration and ongoing compliance.
Developers and promoters must register any project where the land exceeds 500 sq. meters or has more than 8 apartments before advertising or selling. Real estate agents facilitating sales in registered projects must also hold a valid RERA agent registration.
With complete and accurate documentation, MahaRERA project registration is typically completed in around 15 days on average. RERA360 prepares your file end-to-end to avoid back-and-forth and delays.
Missing quarterly progress report (QPR) deadlines can lead to MahaRERA notices and monetary penalties, and can affect your project's standing. RERA360 tracks every deadline and files on time to keep you fully compliant.
RERA agent registration is valid for 5 years and must be renewed before expiry. Projects may also require extensions or updates over their lifecycle — we track these and handle the applications for you.
Yes. A registered project can be transferred or its promoter changed subject to MahaRERA approval and the prescribed conditions. RERA360 assists with the documentation and application process for such changes.

Project Registration under RERA
RERA registration brings transparency and accountability to real estate projects, protecting homebuyers and ensuring developers deliver on their commitments.
Projects where the land area exceeds 500 sq. meters or that have more than 8 apartments must be registered with MahaRERA before any advertising or sale.
RERA Agent Registration
Yes. Any real estate agent facilitating transactions in RERA-registered projects must hold a valid RERA agent registration.
The RERA agent certificate is valid for 5 years from the date of issue and must be renewed before it expires.
Yes. We track your certificate expiry and prepare and file the renewal application on time.
Quarterly Compliance Filing
Quarterly Compliance Filing means updating your project details on the RERA website every 3 months. Developers must share updates like construction progress, sales, and approvals. This helps keep everything transparent for buyers and the government. If you don't file on time, you may face penalties or legal issues.
Quarterly Compliance Filing is required by MahaRERA to show the progress of your project every 90 days. It helps keep buyers informed, builds trust, and avoids heavy penalties that can go up to 5% of the project cost.
You need to submit certificates from an architect (Form 1), engineer (Form 2), and chartered accountant (Form 3), along with updates on inventory, CC and plans, and your RERA profile. An annual audit report (Form 5) is also needed.
Legal & Documentation Support
Legal documentation is essential to comply with RERA rules and avoid future disputes or penalties. It ensures all terms are clear, protects the rights of all parties, and supports smooth property transactions and project approvals.
RERA360 assists with all key documents like allotment letters, MoUs, sale deeds, agreements for sale, transfer NOCs, affidavits, and certificates from CAs, engineers, and architects — ensuring complete legal and RERA compliance.
Yes. RERA360 stays updated with all changes in RERA rules and legal formats. Our team ensures that your documents are always in the correct format and meet the latest regulatory requirements, saving you time and avoiding rejection or delays.
Home Buyers Services
Home buyers can check the official MahaRERA website by searching the project name or developer. Registered projects are listed with details like status and approvals. If a project isn't listed, it's not registered and may be risky. We can carry out this verification for you.
A title search confirms that the property's ownership is clear and legal, helping buyers avoid disputes or fraud by ensuring the developer has the right to sell the property.
We help buyers by verifying project registration, checking property ownership, offering legal advice, assisting with property inspections, and resolving disputes with developers.
Project Correction and Extension
There are two types under MahaRERA. Extension under Section 6 allows promoters to apply for a maximum 1-year extension without default, based on valid reasons. Extension under Section 7(3) applies if the project still can't be completed after one year — further extension is possible with or without the consent of allottees.
If the project's original completion date (as per RERA registration) cannot be met, the promoter must apply for an extension before the registration expires. This includes submitting valid reasons and certificates from Architect (Form 1), Engineer (Form 2), and CA (Form 3).
Yes. Whether it's a change in building plans, project size, timelines, or any technical detail, corrections can be filed on the MahaRERA portal. We prepare and submit them as per RERA norms.
Assistance for Construction Finance
Construction finance is funding raised specifically to meet the construction cost of a real estate project. It is typically released in stages against verified project progress.
We assist with the documentation, project evaluation and process side of construction finance — preparing and organising a complete, accurate file and guiding you through each stage. We are compliance consultants, not a lender or financial intermediary.
Registered projects are generally better placed, since lenders rely on MahaRERA disclosures and filings. We can handle your registration and finance documentation together.
