There are two types of project extensions under MahaRERA:
- Extension under Section 6: This allows promoters to apply for a maximum 1-year extension without default, based on valid reasons.
- Extension under Section 7(3): If the project still can’t be completed after one year, further extension is possible with or without the consent of allottees.
To apply for an extension, promoters need to:
- Log in to their MahaRERA account.
- Click on the “Project Extension” tab.
- Choose the project and enter the new end date with a valid reason.
- Select Section 7(3) if the extension exceeds one year.
- Upload supporting documents.
- Submit the application and pay the extension fee online.
If the project's original completion date (as per RERA registration) cannot be met, the promoter must apply for an extension before the registration expires. This includes submitting valid reasons and certificates from Architect (Form 1), Engineer (Form 2), and CA (Form 3).
